Overview of Products in the Marketplace

We aim to provide a wide range of products to ensure that the owner's risk aversion is adequately addressed and that the tenant has a wider choice of where they deposit their money.

Please note that Zinsli Finance AG makes no recommendation for any of these products and cannot be held responsible for any gains or losses that result from placing the rental deposit in one or another of these products.

There are five main categories of products that we offer:

Rental deposit guarantees

The guarantees for rental deposits are often called insurances (Kautionsversicherung). These products provide a guarantee for the manager/owner that the required deposit amount is available and in return for this service, the tenant pays the provider with an annual fee (often 3-5% of the guaranteed amount). At the end of the lease, should the manager/owner make a claim from the deposit, the provider pays the manager/owner and requests a payment from the tenant in return.

Locked savings accounts

The locked savings accounts, or escrow accounts, are the traditional accounts that have been used in the past by most tenants to deposit their collaterals. Almost all major banks offer these types of products, but the terms vary from bank to bank. These accounts may or may not have opening and closing fees, or annual charges. The interest earned on these accounts also varies between the providers, but are often quite low.

Precious metals

A rental deposit can also be made by securely depositing an equivalent amount of gold or silver in an account. A special contract needs to be agreed to by both parties, which stipulates that the metal remains in the account until both parties agree to its release.

For the products of this type offered on Zinsli, the parties also agree that the value of the metals might vary over time, and that the tenant is not required to buy extra gold/silver in case the value decreases.

The terms of this products vary, but often contain a commission when the metal is bought and/or sold. Sometimes an annual management fee is also applied.

Investment accounts (ETF)

An exchange-traded fund (ETF) allows a person to invest their money without having to buy individual stocks and bonds. It is usually offered by a bank.

The tenant should carefully look at terms of the offered products to find a product that meets their risk profile.

For the products of this type offered on Zinsli, the parties must agree that the value of the ETFs might vary over time, and that the tenant is not required to deposit more money in case the value decreases.

Crypto

Although this product is not yet offered on the Zinsli marketplace, this could be an interesting product for depositing a rental deposit. We'll make sure to update this space once it becomes an option.
